Oaks At River Ridge Home Sales. Lots of conservation areas back up to many of the homes, and it’s close to River Ridge Golf and Country Club if you like hitting that little white ball around. Shopping and restaurants abound within easy access.

The River Ridge School complex is just down the street with both middle and high schools. And easy access to Trinity shopping and medical facilities. Elementary children attend Cypress Elementary.

To clarify: Homeowner Fees currently are $534/annually which includes the pool and clubhouse maintenance, and the common areas.

Conservation areas border many of the homes, and it’s close to The River Ridge Golf and Country Club if you enjoy hitting the little white ball around.  

In fact, Starkey Park with all its wonderful nature, hiking and bike and horse riding trails, and many community festivals, and picnic areas is close by.

$138,900 1,341 sf, and $145,000 for 1,658 sf.

Furthermore, 15 homes sold so far this year. 
Ranging from lowest listed price of $60,000. for 1,494 sf built in 1987.  To a high listed price of $185,000 for a 4/3 with 2,023 sf, built in 1986.

Listed Price: $134,400.
Closed Price: $125,527.
Price per square foot: $88.40
Days on Market: 36

Port Richey Home Sales 2nd Quarter 2016 shows a significant decrease of homes on the market at 139. Inventory keeps slipping away. 1st Quarter 2016  totaled 172.  You can view last quarter’s post here.

To clarify: What does this mean? The buyers are looking for the right home to buy within their budget. However, homes come on the market and are sold within a day or two before most of the buyers are made aware of them.  Sooner or late, prices rise due to the shortages which eliminates some buyers who qualified for a lower amount.

Lowest list price: Regency Park, $45,000 for 744 sf. A 2/1 built in 1979.
Highest list price: $2,699,999 for $6337 sf with 2.29 acres. Located on waterfront of the main channel to the Gulf.

Active With Contract and Pendings Total 156. 
Active With Contract 68
Pending 88
These are under contract and will be closing in the near future.

Solds between April 1 and June 30, 2016 totals 284.
Lowest Sold Price $26,000 in Brown Acres for 1,040 sf built in 1967. It is a 3 bedroom, 1 bath.
Highest Sold Price: $675,000 at Paradise Estates. A Gulf-front home of 3,723 sf built in 2008.

List Price: $98,376
Closed Price: $92,935
Days On Market Prior to Contract: 61
Sold Price/List Price Ratio:97%

Days on the market  have risen from 47 1st Quarter to 61 this Quarter. Consequently, this is an indicator of a slow-down in sales but not always. It may be that summer is here and everyone has things to do with their kids now that school is back in session as of today.

Formerly, the two most popular subdivisions in Port Richey are Embassy Hills and Regency Park. These were started in the early 1970’s and built for the more affluent Northern buyers; mostly retirees. They tended to have Spanish exterior styles, barrel tile roofs, and small backyards.  Today, these homes sell from the $40’s and up.

Holiday FL Home Sales 2nd Q 2016 show that home sales rose and now the inventory is also on the rise meaning more folks are deciding to sell and put their homes on the market. This report covers zip codes 34690 and 34691.

First, let’s talk about where Holiday, FL is located.  Holiday is on the Gulf of Mexico side of the Florida Peninsula; just above those fabulous sponge docks in Tarpon Springs. Heading east, less than an hour’s drive to Tampa.

Second; There are several waterfront communities where you can enjoy the balmy breezes and the beautiful views.  Also, there are parks with beaches, and just plain parks. Namely, lots of good things in Holiday, FL.

Currently, Active On The Market totals 114. That is up from the end of March which was 80. 
Lowest List Price: $20,800 for a 1,200 sf home with a pool in Holiday Lakes West, built in 1986.
Highest List Price: $792,000 for a home on the Bonita River with 10 acres surrounding it. The 3,000 sf home is framed but not completed. Year built 1965.

Active With Contract (57) and Pending (76) total 133. And will close sometime in the near future.

Sold Homes

Finally, we’ll talk about Sold Homes for the 2nd Quarter. Solds totaled 215 this quarter compared to 131 in the first quarter.
Lowest Sold Price: $32,000 in Aloha Gardens for 1,170 sf, built in 1983. Bank-owned.
Highest Sold Price: $400,000, a waterfront home on the Gulf of Mexico in Bailey’s Bluff. Year built 1971 with 146′ waterfront.

Averages
List Price: $109,357

Closed Price: $105,793
Days On Market: 49
Sold to List Price Ratio: 98%

 You will notice that average days on market declined from 78 1st Quarter to 49 this past quarter. Listed homes don’t last long.

Median List Price: $82,500
Median Sold Price: $80,000
Sold to List Price Ratio: 97%

To clarify, buyers are trying to find the home they can afford in a low-inventory market. Sometimes, looking takes a lot of work.

Hudson FL 2nd Quarter Home Sales 2016 increased in the amount of sold single family homes, but inventory is lower than it was at the end of the 1st Quarter. (click here to view). 

Generally speaking Hudson, FL. is on the west coast of Florida; the Gulf side. Although, it does spread eastward breaking into farms and ranches.

Where Is Hudson Florida?

Hudson Florida is approximately 35 miles north of the sponge capital of the world, Tarpon Springs; and west of Tampa.

In fact, many homes are on the waterfront while others are in small and not-so-small subdivisions like Beacon Woods Golf and Country Club, with a variety of communities under it’s umbrella. The waterfront community of Hudson Beach has canals which lead to the inland waterways.

The population of Hudson is approximately 12,000 according to Urban Stats; about half of that is occupied homes.

To clarify things a bit; home prices are up over the 1st quarter and sold prices are up too. Homes for sale dropped again.

Currently, 261 single family homes exist in the Hudson real estate market.
Lowest list price: $29,600 in Triton Terrace. Built in 1973, it has 1,206 sf.
Highest list price: $998,000 for a home with 35 acres. Listed as a farm, it has 2,870 sf, 4 bedrooms, 3 baths and was built in 1974. It also has a 3 car garage and a pool.

1st quarter listed prices range was the same as this quarter. See link above.

Active with Contract (70) and Pending (99) total 169. Ranging from $32,500 to $400,000. Perhaps they will close by the end of the 3rd quarter (my next report).

Sold Homes in Hudson from April 1 to June 30, 2016 total 315.
Lowest sold home was for $27,100 in Di Paulo. A 2 bedroom, 2 bath built in 1970.
The highest sold price home is $489,999 in Belle Terra. A 5 bed, 4 bath in 4,433 sf, 6 acres and a pond. Horses are allowed. This home is scheduled to be completed soon.

Holiday is within Pasco County which is the red area on the left in the lower left hand corner of Pasco. Quirky Tarpon Springs and beautiful Clearwater are to the south.  Holiday is one of our older  towns in many ways; some homes were built in the 1960’s for the retirees looking for a place to ride out the cold back home.

Average listed price is $62,137. Of the 19 listed 2 are bank-owned. There are 0 short sales.

Holiday is on the border of Pasco and Pinellas counties which makes jobs more easily accessible. Anclote Gulf Park is one of the prettiest areas with picnic benches and beaches, it’s a great place to sit and watch the sun set over the water.

Where Is Hudson Florida?

Hudson Florida is approximately 35 miles north of Clearwater and west of Tampa. In fact, many homes are on the waterfront while others are in small subdivisions and not so small subdivision like Beacon Woods. There are farms and ranches to be found in the eastern sections of Hudson.

At the same time, you might enjoy Hudson Beach and Hudson Beach Park with it’s  beautiful view, a park with a viewing tower and picnic tables; and several excellent restaurants.

First; let’s find out about sold homes: 219 homes sold in Hudson, FL from Jan 1 to March 31. The first quarter 2015 showed 208 sales. You can see last year’s first quarter here. 

In brief, the lowest sold price was $19,000 in Country Club Estates. Built in 1971 with 926 sf. It was a short-sale.
Highest sold price was $298,000 in Autumn Oaks. With 3,113 sf, built in 1996. It also has a pool.

Average Listed Price: $135,416
Average Closed Price: $130,001
Average Days On Market: 72
Sold to List Price Ratio: 96%

Active With Contract (61) and Pending (112) Homes Currently Total  173.

Active On The Market: 275.  It was 370 in last year’s 1st quarter so inventory is down at this time.
Lowest List Price: $29,900 for a 2/2 on Triton Terrace. It has 1,206 square feet and was built in 1973.
HIghest price on the market is $999,999 for 2,870 sf with 4 bedrooms and 3 baths; built in 1974. It is a farm with 35 acres.

To be sure the market is always changing; sometimes it’s up, sometimes it’s down. A year can make a big difference. Sales have been up for the past few months but are slowing at this point.  They should pick up in May when school is out.
