Oaks At River Ridge Home Sales. Lots of conservation areas back up to many of the homes, and it’s close to River Ridge Golf and Country Club if you like hitting that little white ball around. Shopping and restaurants abound within easy access.

The River Ridge School complex is just down the street with both middle and high schools. And easy access to Trinity shopping and medical facilities. Elementary children attend Cypress Elementary.

Conservation areas border many of the homes, and it’s close to The River Ridge Golf and Country Club if you enjoy hitting the little white ball around.  

In fact, Starkey Park with all its wonderful nature, hiking and bike and horse riding trails, and many community festivals, and picnic areas is close by.

$138,900 1,341 sf, and $145,000 for 1,658 sf.

Furthermore, 15 homes sold so far this year. 
Ranging from lowest listed price of $60,000. for 1,494 sf built in 1987.  To a high listed price of $185,000 for a 4/3 with 2,023 sf, built in 1986.

In conclusion: Averages are:
Listed Price: $134,400.
Closed Price: $125,527.
Price per square foot: $88.40
Days on Market: 36
Listed to Sold Price Ratio: 93%

Hudson FL 2nd Quarter Home Sales 2016 increased in the amount of sold single family homes, but inventory is lower than it was at the end of the 1st Quarter. (click here to view). 

Generally speaking Hudson, FL. is on the west coast of Florida; the Gulf side. Although, it does spread eastward breaking into farms and ranches.

Where Is Hudson Florida?

Hudson Florida is approximately 35 miles north of the sponge capital of the world, Tarpon Springs; and west of Tampa.

In fact, many homes are on the waterfront while others are in small and not-so-small subdivisions like Beacon Woods Golf and Country Club, with a variety of communities under it’s umbrella. The waterfront community of Hudson Beach has canals which lead to the inland waterways.

The population of Hudson is approximately 12,000 according to Urban Stats; about half of that is occupied homes.

To clarify things a bit; home prices are up over the 1st quarter and sold prices are up too. Homes for sale dropped again.

Currently, 261 single family homes exist in the Hudson real estate market.
Lowest list price: $29,600 in Triton Terrace. Built in 1973, it has 1,206 sf.
Highest list price: $998,000 for a home with 35 acres. Listed as a farm, it has 2,870 sf, 4 bedrooms, 3 baths and was built in 1974. It also has a 3 car garage and a pool.

1st quarter listed prices range was the same as this quarter. See link above.

Active with Contract (70) and Pending (99) total 169. Ranging from $32,500 to $400,000. Perhaps they will close by the end of the 3rd quarter (my next report).

Sold Homes in Hudson from April 1 to June 30, 2016 total 315.
Lowest sold home was for $27,100 in Di Paulo. A 2 bedroom, 2 bath built in 1970.
The highest sold price home is $489,999 in Belle Terra. A 5 bed, 4 bath in 4,433 sf, 6 acres and a pond. Horses are allowed. This home is scheduled to be completed soon.

New Port Richey Real Estate Report for the 2nd quarter of 2016; April 1 to June 30. Also, it covers the zip code areas of 34652, 34653,34654,34655 and includes single family homes.

Of course, a little information about New Port Richey might be of interest. New Port Richey is on the west coast of Florida, about in the middle and on the west of Tamps. However, home prices continue to be lower here than in other Florida communities. Indeed, that makes New Port Richey a great buy.

In addition, New Port Richey extends over a large area. Moreover, It has beaches, homes and condos looking out at the Gulf of Mexico.

Highest Priced Home For Sale is an 8,659 sf home in Champions Club. Listed at $2,950,000. Built in 2008 and with sweeping golf course views: This is stunning. 

Second; homes sold in the second quarter 2016 total 730. An average of (approximately) 243 sales per month.

Lowest sold price is $27,000 in Lakewood Villas (actually homes). A 980 sf home built in 1963. Closed on 4/22/2016.
Highest sold price was a Gulf Harbors home on the Gulf of Mexico with 3,200 sf built in 2003. A 4 bedroom, 4 bath home with a dock, this home closed on 6/24/2016.

Average List price: $196,758.
Average Closed price: 190,530.
Average Days On Market: 75
List to Sold Price Ratio: 97%

Last, currently Pending and Active With Contract total 383; 223 Pending and 160 Active With Contract. These will close in the future and be part of the sold stats (or not). In general, prices are up but inventory is very low making it difficult for buyers to find their dream home.
