How do you prepare a house to sell?
When Preparing Your Home for Sale, you must do whatever you can to put your home’s best face forward. This is very important if you want to get close to your asking price or sell as quickly as possible. Short of spending a lot of money, here are several ideas for making your home show better:

* Sweep the sidewalk, mow the lawn, prune the bushes, weed the garden and clean debris from the yard.
* Clean the windows (both inside and out) and make sure the paint is not chipped or flaking. And speaking of paint, if your home was built before 1978, a federal law gives a buyer the right to request a lead inspection.
If you think you might have some problems, order an inspection beforehand and make any fixes you can but leave the tough stuff to the licensed professionals.
Be sure that the doorbell works: make sure your front door is freshly painted, walkway clean.
* Be sure to clean and spruce up all rooms, furnishings, floors, walls and ceilings. Put away the clutter.
* Organize closets.
* Check that basic appliances and fixtures work. Get rid of leaky faucets and frayed cords.
Make the house smell good: from an apple pie, cookies baking or potpourri simmering on the stove. Hide the kitty litter
Having pleasant background music playing also will help set the stage.
It’s best to leave the home when your buyers come through; allowing them the freedom to think about how it could be made to look like their home.
Your large collections (dolls, glassware), should be packed away: they can be a distraction.
*Be sure your dog(s) is not a distraction, take it out for a walk, or consider doggy day care when people are coming. Everyone loves dogs, and they may spend more time with your pet than actually looking at your home.
