Holiday FL Home Sales Jan-Feb. I didn’t have time to do the January Holiday Home Sales Report so I’m combining January and February in this report. 

Holiday can be found on the west central coast of Florida next to the Gulf of Mexico. Tampa is to the east and Tarpon Springs is just south of Holiday.   The 2010 census shows just over 22,000 people living there at that time. There are 9,505 households with approximately 2.3 persons living in them (I wonder what the .3 is). The ownership rate was 73.8%.

Some of the prettiest waterfront and views for you to enjoy are  at several parks in the area including Anclote Beach Park.

Actives on the Market total 149 at this time.  Ranging from $27,900 in Aloha Gardens for 1,170 sf built in 1983. The highest listed price is $935,000 for a 4,204 sf home in Bailey’s Bluff Estates. (a waterfront community).

Active With Contract and Pending total 117 with 58 AWC and 59 Pending. We will have to wait till those close or return to the market to find out more.

Sold in January and February
128 homes sold in those two months. The lowest sold price was $23,000 for 760 sf; built in 1959. The highest sold price was in Bailey’s Bluff (on the Gulf) for 2,173 sf built in 1964. Closed price was $400,000.

Average list price: $96,131.
Average Closed price: $93,181.
Average Days on Market: 72
Sold to Listed Price Ratio: 98%

Sold to Listed Price Ratio is very high. That means the low inventory is causing sales to be at or very close to asking price.
